                                                                                                                                                                              当地房仲业者透露,逢甲夜市商圈的确有垦丁化现象。

                                                                                                                                                                              中国台湾网2月26日讯 据台湾“中时电子报”报道, 据统计,台中市店面待租前三名由高至低分别为:西屯区、北屯区以及北区,有当地房仲业者透露,逢甲夜市商圈的确有“垦丁化”现象。

                                                                                                                                                                              据台湾网络比价平台统计,西屯区待租店面354间,该区待租店面292间,若以路名、商圈比较,逢甲路待租店面以32间夺冠,也位于该商圈的福星路则是待租店面21间居次,按比例计算,等于是西屯区每5.5间待租店面,就有一间位在逢甲商圈,甚至在校门口附近,就有8间待租店面,密度居冠。由逢甲路、福星路、文华路所围绕而成的区块,就是逢甲商圈最热闹的区域,租金方面,逢甲路每平租金落在2300元(新台币,下同)左右,租金离校区越近越高,同样是逢甲商圈,有的地段租金落在830元,显示人潮对店面租金有着深厚影响。

                                                                                                                                                                              群义房屋逢甲中科加盟店店东陈彦志指出,逢甲商圈空租率高,跟人潮锐减3成关联极大。他分析,除了逢甲商圈供需失衡,台湾商圈一窝蜂涌现,让消费者的新鲜感降低,租金以及人事成本也是问题,一间小型店面每日营业额也需达到2-3万元,才有办法收支平衡,陈彦志感叹,逢甲商圈的确有垦丁化的现象。

                                                                                                                                                                              有一位在逢甲商圈经营6年的餐饮业者透露,他的店面约5平、位于商圈边缘地带,然而租金直接被拉高3成,如今是6万元,隔壁店空租半年以上的店面,甚至月租达10万元。业者无奈,从去年到今年有人潮的时间点,就是今年春节,刚好有9天长假,所以一度回到2014年的荣景。业者分析,有些商家抢进逢甲,但一个月就不再续租,可能没考虑到亏损忍受程度,以及对逢甲商圈印象太美好,才会在短时间立下停损点。

                                                                                                                                                                              据报道,逢甲商店街管理委员会主委刘兴邦表示,逢甲待租店面可能在数据上夺冠,但若依照实际情况,碧根商场、屋台街的业者从2、3年前空租率高居不下,但街边店家几乎满租9成,说明逢甲商家相当多元,光以空租率来看不太公平。(中国台湾网 王怡然)
